5 things that quietly raise your DSR
Small commitments add up. Here’s what to clear before you apply for a home loan.
Unsure of your borrowing limit, or been rejected by a bank before? We calculate your Debt Service Ratio (DSR), review your credit profile, and match you to the banks most likely to approve you — before you submit anything.
No cost, no obligation, and no impact on your CCRIS record.

You don’t know how much you can actually borrow.
You don’t want to repeat the same mistake with the next bank.
You’re unsure how banks will read your income.
Car loan, credit cards, PTPTN — unsure how they affect your DSR.
Using the same formula Malaysian banks use — not a rough estimate.
A clear number, so you don’t put down a deposit you can’t finance.
Practical steps like clearing a specific debt, if it improves your profile.

Debt Service Ratio (DSR) is the percentage of your net income already committed to debt repayments. Banks use it to decide how much more you can borrow.
DSR (%) = (Existing Monthly Debts + New Loan Instalment) ÷ Net Monthly Income × 100
Your salary after EPF, SOCSO, EIS, and income tax (PCB) are deducted — not your gross salary.
Car loans, personal loans, other mortgages, and PTPTN. Credit cards count as 5% of your outstanding balance (e.g. RM10,000 owed = RM500 added). Rent, groceries and utilities are not counted.
As a rough guide, budget RM450/month for every RM100,000 borrowed on a standard 35-year loan at current rates.
Applying for a RM360,000 home loan, with an existing car loan and a credit card balance.

| Net income level | Typical safe DSR limit | What it usually means |
|---|---|---|
| Below RM3,000 | Up to 60% | Approval is tighter; a joint applicant often helps. |
| RM3,000 – RM5,000 | Up to 70% | Most banks will consider this a workable profile. |
| Above RM5,000 | Up to 80–85% | Wider approval range, including stronger promotional rates. |
Every bank sets its own exact limit — these are general benchmarks, not guarantees. This is exactly what we check against your actual numbers before recommending a bank.
Not needed for the first DSR check — rough numbers on WhatsApp are enough. Have these ready for a precise assessment.
Our DSR check does not access or affect your CCRIS or CTOS record.

It doesn’t touch your CCRIS record the way a formal application would.

Yes. There are no fees for the consultation, DSR calculation, or bank matching. FinPro is paid an introduction fee by the bank only if your loan is approved and disbursed — your interest rate is not marked up because of it.
No. A DSR calculation is a private assessment, not a loan application. It creates no inquiry on your CCRIS or CTOS record. Only a formal application submitted to a bank does that.
Generally under 70%, though it depends on your income bracket. Below RM3,000 net income banks tend to cap around 60%; above RM5,000 some will stretch to 80–85%. The lower your DSR, the stronger your application.
DSR = (existing monthly debts + new loan instalment) ÷ net monthly income × 100. Net income is after EPF, SOCSO, EIS and PCB. Credit cards count as 5% of your outstanding balance. Rent, groceries and utilities are not included.
Yes. PTPTN repayments count as a monthly commitment in your DSR calculation, the same as a car or personal loan.
Yes. A rejection does appear on your CCRIS record, which makes the next application more delicate — but not impossible. We look at why the first one failed, fix what is fixable, and approach a bank that reads your profile differently.
The initial DSR check usually takes under 10 minutes on WhatsApp with rough numbers. A full assessment with documents takes one to two working days.
No. Rough figures for your income, commitments and target property price are enough to start. Documents are only needed once you want a precise assessment or are ready to apply.
Yes — this is one of the most common reasons people come to us. Banks assess self-employed income very differently from each other, and knowing which ones are workable for your profile is exactly what the consultation is for.
Send us your rough numbers — income, monthly commitments, target property price. That’s all it takes to get a real answer instead of a guess.
